Properties with agricultural ties (agricultural occupancy conditions) are a speciality and also property with equestrian ties, if there is a dwelling or planning permission for a permanent dwelling our first port of call will typically be with residential lenders; the benefit being that residential borrowing is nearly always cheaper, and we have a number of lenders for these types of situations. You are also offered more protection as residential mortgages are regulated by the Financial ConductAuthority.If finance can’t be sourced residentially, i.e if there is no residential element to the property or it is a more commercially oriented proposal, we have access to a specialist firm who we can refer you to for commercial lending (FACF). We can also arrange mortgage finance for New build property with agricultural restrictions, so please contact us with your specific enquiry so that we may help.

We always take a positive approach, and various options can apply such as:

Interest only for a set period or the term of the loan if appropriate. Affordability based borrowing using earned and business income. Up to 100% borrowing subject to status and  property (additional security typically required) terms from 1 to 25 years




There will be a fee charged for mortgage advice. Our typical fee of up to 5% of the amount requested with a minimum charge of £1500  (EXAMPLE a £50,000 mortgage advance the fee payable would be £2500. All advice fees are payable upon acceptance of a lenders offer.
